Government Shutdown Impacts and Guidance

Below is temporary guidance on polices that may be impacted by the Federal Government Shutdown that began October 1, 2025 – which includes the furlough of certain federal employees and curtailment of specific operations at several federal agencies.

The following is guidance on Mortgage Loan Delivery Requirements that are in effect until the resolution of the partial government shutdown:

Gateway will continue business as usual with closed loan packages submitted for purchase with the following requirements:

  • Correspondent clients are responsible for following all income, employment and reserve requirements as outlined in by FHA, VA and USD.

  • All required documentation including verifications must be present at the time the closed loan file is delivered to Gateway.

  • All applicable flood insurance guidelines are required for private flood as outlined in chapter 4, page 21 of our properties located in SFHA must have appropriate flood insurance coverage.

    • Loan submissions must include the flood zone determinations

    • As a reminder, Private flood insurance is not affected by the NFIPs current authority during the shutdown

    • Gateway will not purchase loans without all required documentation per published guidelines.
