Loan Registrations & Lock Policies

In this chapter you will find loan registration and lock procedures – including lock policies, re-locks, expirations, extensions and renegotiations, Gateway’s fallout policy as well as information on automatic extensions on delivered loans. We offer extended rate locks up to 270 days for Conforming and FHA 15 and 30-year fixed rate loans, new construction only, with no price add-on or float down.

Please Note:  Best Effort loans must be registered and/or locked electronically, click on the Client Login button to the right to access our GEMS portal.  The following products must be locked by our Commitment Desk by clicking on the links here and following instructions outlined on each form.  These forms are found on our website within the Resource Center, Associated Documents tab: Second Lien Manual Lock Form, TVLB first liens registered in GEMS TVLB Registration Form and GoldStar second liens registered in GEMS SETH GoldStar Registration Form.
