  • Secondary Mortgage Program: Purchase and Construction to Perm Loans CLTV up to 95%
  • Extended Rate Lock Program: Up to 270 days with free float down
  • Lock and Shop Program: Option to keep the original rate or float down to the current market rate
  • No Score/Non-Traditional Credit Option Allowed on all loan programs, subject to Gateway’s overlay matrix
  • No Max DTI on conventional, FHA, VA with AUS approval required
  • Agricultural Exempt Loans: Allowed on Conventional loans, excluding income-producing, working farms, ranches, and orchards
  • HUD184 American Indian Loan Program: Available on Delegated and Non-Delegated Loans
  • Specialty Lending Loan Programs, including Texas Veterans Land Board (TVLB), CAFA Gold 100, GSFA Open Doors and SETH GoldStar
  • No Minimum Loan Amount
  • DPAs Allowed: FHA/VA/Conventional Loans – For Conventional loans, Bonds, and Second Liens are ineligible for purchase
  • No Max Acreage on Conventional Loans – except on Texas A6 loans, the max is 20 acres
  • AUS Policy: Client has option to run the loan through both AUS systems if an “Accept” or “Approve” decisions was not originally received
